- Expected move-in: August 13–14.
- Getting in: the lockbox code will be texted to you before move-in.
- House keys: waiting in the kitchen island — left-side drawer.

Maintenance Requests
For anything that isn't urgent — a dripping faucet, an appliance acting up —
text or email Jeremy with a short description and a photo. Urgent issues
(no heat or AC, water leaks, no hot water): call right away.
Moving-In Checklist
- Electricity: set up service with Duke Energy before move-in day.
- Natural gas: set up service with Enbridge Gas.
- Water & sewer: set up service with the City of Durham — this one
can be a little tricky, so use their
Start Service page to begin.
- Internet: Spectrum and Google Fiber both serve the home.
- Mail: you'll receive a key for the community mailbox (photo below)
— file your change of address at usps.com.
- Renter's insurance: required, with $300,000 in coverage — email a copy to
jls5797@gmail.com.
- Trash & recycling: trash is collected every Monday; recycling every other
Monday. Roll the carts to the curb Sunday evening.
- Water shut-off: in the coat closet in the entryway.
The valve is OPEN when the handle runs straight in line with the pipe, and SHUT OFF
when it's turned across to form a “T.”
- Air filters: please replace the HVAC filters every 1–3 months
— the home takes sizes 14×20×1 and 20×20×1.
Fresh filters were installed on August 12, 2026.
- Garage & parking: thanks for the heads-up about the older vehicle —
if it drips oil, please lay cardboard or a drip pan underneath in the garage or driveway.
Normal wear is completely understood; preventive steps just help keep the floors in good shape.
- Community amenities: the Sterling pool and tennis courts are yours to enjoy.
- Breaker panel: locate it on day one, before you need it.
Your Mailbox
Your mailbox is in the cluster unit near the clubhouse. Use the panel letters
(K and L) to spot the right unit — the open compartment in the photo is yours.
